The initial ask for this Herndon, VA screened porch project was pretty simple:
“Have an existing porch and deck that need to be redesigned and replaced.”
The new 30′ x 16′ gable-roof porch replaced the home’s existing porch and deck, giving the backyard a much larger, more functional gathering space. The design also took future plans for a pool into consideration, so the outdoor space can continue to grow with the homeowners.
TimberTech Edge Prime+ decking in Dark Cocoa adds the warmth of wood with the lower-maintenance benefits of composite decking. Black modern railing, white PVC-wrapped posts and a white PVC ceiling create a clean contrast throughout the space.
Two large skylights bring additional natural light into the covered porch, while recessed lighting keeps the space functional after sunset. Six Infratech heaters help extend the porch into cooler Northern Virginia weather.
The porch also incorporates Phantom Screens, allowing the homeowners to open the space up when the weather is beautiful and close it off when the bugs aren’t quite as cooperative.
This job came with plenty of potential obstacles, from working around the existing landscaping (seriously, we are OBSESSED with their Black-eyed Susans) to navigating time constraints, planning around future backyard projects, getting a new plat for permitting, and saying goodbye to an old hot tub. However, none of that is a match for the Core Outdoor process!
