What We Build & Where We Work in Northern VA

As an outdoor living contractor in Northern Virginia, Core Outdoor Living builds decks, screened porches, front porches, and patios.

Most people come to us with a version of the same thought: “We’d like to spend more time outside.”

Sometimes that means replacing an aging deck. Sometimes it’s adding a screened porch, making room for outdoor dinners, or figuring out what to do with an unused part of the yard.

Here’s a look at the projects we work on and the communities we serve.

Decks

A deck might be a simple space for a grill and a table, or part of a larger project connecting the house to a porch and patio.

Before choosing flooring or railing, it helps to think about the layout. Where will you sit? How will you get to the yard? Is there enough room to pull out the dining chairs without blocking the stairs? Those everyday details can make a big difference.

We build new decks and update existing ones when the underlying structure is suitable for reuse.

Screened Porches

For many homeowners, a screened porch becomes a place for things they already enjoy: reading, having coffee, eating dinner, or sitting outside after work.

The way it connects to the house matters as much as what goes inside it. We consider the roofline, views, doors, and furniture layout so the porch feels comfortable to use and fits the home.

Ceiling finishes, screening, lighting, and features like heaters are choices we work through based on how the homeowners want to spend time there.

Front Porches

A front porch can change how the entrance to a home looks and feels. It might provide a sheltered spot to find your keys, a seat for watching the neighborhood, or a more comfortable approach to the front door.

Our front porch work includes new builds and renovations. The flooring, columns, railing, and steps all need to work together—and make sense with the house they belong to.

Patios

Patios are often about making better use of the yard. That could mean a dining area near the kitchen, a place to gather around a fire, or a comfortable space outside a basement door.

We build paver and flagstone patios, sometimes on their own and sometimes alongside a deck or porch. Layout, access, and the relationship to the rest of the backyard help guide the design.

Updating What’s Already There

An older deck or porch doesn’t always need to be completely removed. In some cases, portions of the structure can stay. In others, replacement is the better long-term decision.

That starts with an assessment of what’s there. New flooring and railing can change the appearance, but the condition of the structure underneath determines what’s possible.

Where We Work

We work throughout Fairfax, Arlington, Loudoun, and Prince William counties, as well as surrounding Northern Virginia communities.

That includes places like Fairfax, Vienna, Clifton, Falls Church, Alexandria (not City), Ashburn, Leesburg, and Sterling. We also work in select Northwest Washington, D.C., neighborhoods, including Tenleytown, Friendship Heights, Embassy Row, and Spring Valley.

The setting often shapes the project. A smaller yard may call for a compact layout, while another property might have space to connect a porch, deck, and patio. We start with the home and the people who live there.
